Follow speed limits when driving through the neighborhood and be careful of people walking. We have a lot of families and elderly neighbors who love to talk walks along the roads. Be respectful!
DO NOT go visit the neighbors' horses! Please just view them from the property.
Please take off your shoes when you enter the home. The carpet is brand new and we want to keep it nice for all our guests!
If there are children in the group, please be sure to accompany them outside. This home is on 5 acres and has no fences.
No pets allowed.
No smoking allowed in the home of ANY KIND! This includes but is not limited to: Marijuana, vaping, cigars, cigarettes etc.
If a guest needs to smoke outside, it will need to be at least 30 ft. from the
home. You must dispose of the cigarette safely. We are currently in a fire ban, everything is very dry! There must be no evidence of smoking left on the premises.
No open flames! This includes fireworks! We are currently in a fire ban and everything is dry. We have provided 2 approved fire pits for your enjoyment.
No food or drink in the hot tub. Please be sure to replace the cover after every use.
No more than 5 people in the hot tub at a time.
Turn off all jets when finished with the hot tub.
Replace all, corn hole bean bags, bikes, helmets, toys, ping pong balls, paddles, etc. when finished.
Lock home and close windows every time you leave the house. The weather in Colorado changes very quickly.
Complete all items for check out.
If you plan on hosting an event, you must have it approved and pay the event fee. If we see that you are hosting an even and did not have it approved, you will be charged the event fee plus an inconvenience fee.

Setting the Temperature:
If you want to change the temperature - rotate the silver ring to the right to heat, or to the left to cool and select your desired temperature. The target temperature is the large number displayed in the middle, and the current temperature of the house will be displayed on the top in small numbers. During both cooling and heating, be sure to keep all windows and doors closed so the house can properly maintain your desired temperature.
Please note – if you’d like the upper levels to cool or heat faster, you may close the vents in the lower level to direct all the air upstairs. Likewise if the lower level isn’t cooling or heating evenly with the rest of the house, please check to make sure all the vents are open.
When the Nest temperature setting appears with an orange background it is in heating mode. Please do not set the heating temperature above 80 degrees. Due to occasional vacancy of our home there are periods of time it will be set to the base temperature and can take a little time for the house to heat up to your set temperature. Setting the temperature over 80 degrees will not speed up this process. *If you would like some extra heat in a particular room we’ve provided a space heater for you to use, it is kept on the lower level.
When the Nest temperature setting appears with a blue background it is in cooling mode. Please do not set the cooling temperature to any lower than 68 degrees. These are the instructions we’ve received from the installers of our A/C unit. If the thermostat is set too low it can cause the A/C unit to freeze and stop working.
First press the front surface of the thermostat to pull up the menu. Rotate the outer silver ring to navigate the menu and press the surface to select the green leaf symbol “Eco”.
We do not have recycling service, so no need to sort trash. The kitchen trash bins are located in the cabinet unit next to the sliding back door. Garbage bags can be placed in the dumpster at the side of the house behind the basketball hoop. Trash pickup is Monday mornings.
Please use dishwasher tablets only, no liquid detergent. To run, first add a dishwasher tablet inside the washer, choose your wash settings on the top of the dishwasher door, hit start, and then close the dishwasher. Once the door is shut, the wash cycle will start.
Please clean off the lint tray in the dryer after each load of laundry. Laundry detergent is provided for you.
Any food items left in the pantry spaces, spices, baking items, etc. are there for your use. Feel free to leave behind any unopened non-perishable items for future guests.
Our hot water is sourced from a tank, so therefore it is not limitless. It’s average run time is about 20-30 minutes of hot water. After the tank has been emptied it requires about 20-30 minutes to reheat another full tank of hot water.
PLEASE only flush toilet paper. Our pipes are not able to handle feminine products, paper towels, Kleenex, floss, etc. These are the items removed from the pipes when we’ve had a backup.
Our grill runs on a propane tank. If it becomes empty during your stay we will reimburse you for the refill, it can be refilled at Ace Hardware, Home Depot or a gas station. Just take a photo of your receipt and email or text it to (719) 331-8620 and we will promptly reimburse you.
Please do NOT touch the security system. It is in place for times of vacancy only. We remotely make sure the system is turned off for you during your stay.
We provide a lighter, stored in one of the kitchen drawers. Please exercise caution when using the outdoor fire pit, especially on windy days. Colorado is a very dry climate and fires can spread easily so the fire pit should NEVER be left unattended. Please turn propane tanks off when finished with fire pit.
We have someone maintain the yard about every 10 days in the summertime. For large snowstorms we will send someone over to shovel the driveway and walkway for you. Light snow removal is your responsibility if you choose, we do provide snow melt and a shovel in the garage.
